Each cabin starts at 100 and loses points for what needs your attention: occupancy behind the market for the next 14 days, upcoming arrivals that aren't guest-ready (unsigned agreement, missing ID, unpaid deposit), and stale data when a connected tool hasn't synced recently. The number under each cabin is its single biggest drag — fix that first. 90+ is Excellent, 80–89 Strong, 60–79 Fair, below 60 Needs Attention.
“Cabin” means any property you rent — condo, house, RV or park model included.

Min, Base & Max Rates

The rates everything else works from: your base nightly rate, plus the lowest and highest your pricing tool may go. Anchored to PriceLabs and your comp set. You approve before anything changes.

Local Events

Cabinator scans your market for events that move lodging demand, then suggests rate moves for those dates. You approve before anything changes.

Scans cache for 14 days per market.

Your pricing tool is already handling these

Cabinator does not duplicate these rules or write over them. Your dynamic pricing tool runs them automatically, night by night:

  • Last-minute discounts — prices ease as an unbooked date approaches
  • Occupancy-based adjustments — discounts when you are behind pace, premiums when you are ahead
  • Gap fills — short orphan gaps between bookings, priced to close
  • Seasonality and day-of-week — weekend and seasonal curves
  • Far-out pricing — premiums on dates a long way ahead

Cabinator watches what your pricing tool cannot see — your fees, what each channel keeps, your own history, and whether these rules are able to run at all. When a setting is blocking one of them, it will say so.

Comparable Intelligence

The properties Cabinator compares yours against for pricing, market position, and demand signals. An accurate comp set is the foundation of every recommendation Cabinator makes — the wrong comps produce pricing advice that's wrong in exactly the same way, so it's worth a few minutes to get right. Discovery is limited to protect data costs (weekly in your first month, then monthly per property).

You’re the judge — only comps you keep ever touch your pricing.

Amenity Analysis

Reference

⬇ Scroll down below the amenity chart to analyze your property's current and future amenities.

Amenities ranked by return on investment — not just search popularity. ROI if Present asks "is it worth adding?"; ROI if Absent asks "is it safe to skip (green) or costly to lack (red)?" These are broad U.S. planning ranges — local labor, permitting, insurance, and utilities can shift them significantly.

*Low ROI to add unless your local market demands it. Read the two ROI columns together: Wi-Fi and AC are only Good/Moderate to add but Poor to skip — the true must-haves; Pool is Low to add yet Favorable to skip.

Rate-makers

Pool, hot tub — the amenities that actually command a nightly premium where they fit the market.

Market-dependent

Free parking, climate control, kitchen, washer/dryer — a premium only where the local market rewards them.

Rate-protectors

Wi-Fi, self check-in, TV — table stakes. They rarely raise your rate, but lacking them lowers bookings and forces discounts.

What "payback" really means

A property at $250 average nightly rate and 50% occupancy earns ~$45,750/yr. A hot tub adding a conservative 10% net lift ≈ $4,575; after ~$1,500/yr to operate, ~$3,075 net. At $7,000 installed that's a ~2.3-year payback. A $50,000 pool at a 20% lift adds ~$9,150, but after ~$6,000/yr operating leaves ~$3,150 → a ~16-year payback before financing and insurance. Same "premium," very different investment.

Starting with a limited budget? Invest in this order

  1. Smart lock / self check-in
  2. Reliable high-speed Wi-Fi
  3. Quality grill + an attractive outdoor area
  4. Washer / dryer
  5. Hot tub — after analyzing your local competitors
  6. Smart TVs
  7. Pool — only when local market data clearly supports it

Why Game Rooms Still Matter

Game rooms don't appear among Airbnb's top searched amenities because they're usually a collection of features—not a single universal search filter. Their value comes later in the booking journey, when guests compare listing photos, titles and the overall experience.

For family cabins and larger group rentals, a well-designed game room can be a powerful differentiator. Pool tables, arcade games, foosball, shuffleboard, gaming consoles and comfortable seating give guests something to enjoy during evenings and bad weather. They also photograph well and help position the cabin as a destination—not simply a place to sleep.

Best fit

Family and group properties with an unused garage, basement, loft or bonus room.

Typical investment

Approximately $2,000–$5,000 for a strong mid-level setup.

ROI outlook

Potentially high when existing underused space is converted. ROI is less attractive if the game room replaces a bedroom, reduces sleeping capacity or requires major construction.

Host takeaway

Treat a game room as a listing and conversion feature rather than a must-have amenity. Its effectiveness depends heavily on the target guest, property size, presentation and local competition.

Best use case: Turn underused space into a visually distinctive experience for families and groups—without sacrificing a revenue-producing bedroom.

CRM connection

The "Add Contact to phone" button on each guest readiness card also collates the guest's details for your CRM. Paste a webhook URL from your CRM or automation tool (Make, Zapier, HubSpot, Salesforce) and every saved contact is sent there automatically. Leave it blank until you've picked one — contacts are still stored, ready to sync the moment you connect.

We POST a small JSON payload — guest name, phone, email, property, stay dates, source — to this URL on each save. The test sends a sample contact so you can confirm it lands in your CRM.

Guest Requirements

What you require from guests before arrival. Items switched off show as "Not required" on Guest Readiness cards and never count against readiness.

🛟 Support

Ask about anything in Cabinator — the assistant can see your account's connection health and will diagnose specifics. If it can't fix it, one tap reports the issue with a full diagnosis.
